2. What do you do?

5. Will you list my house with an agent on the MLS?
We will not list your house on the MLS. We are investors not agents. Our intention is to buy your house in cash and hold it as a rental or renovate and sell it again at a profit. We have several ways to buy your house, including with seller financing, lease option, subject to existing financing, wholesaling, and buying it for cash. Having these options ensures that your house will be sold fast!
6. How are you different from a real estate agent?
A real estate agent or realtor will list your house not buy it. Agents market your house on the Multiple Listing Service (MLS), with the goal of finding a buyer. Agents charge commissions and fees. Listing your house in Tennessee with an agent means you pay closing costs, title fees, and you may have to deal with several rounds of showings, open houses, contingencies, and inspections while the house is on the market.

8. Are there any obligations after I fill out the form?

9. How does your home buying process work?

10. Do I need to clean before I move out?

11. Are there any fees or commissions to work with you?

12. Do you pay fair prices for properties?

13. My home needs a lot of repairs. Will you still buy it?

14. How do you determine the price to offer on my house?
STEP 1. We Assess The Market Value Of Your Home
It all starts with a CMA (Comparable Market Analysis). We look at all the houses that have recently been sold within a 1 mile radius of your house, that are very similar (comparable) to your house (square footage, number of beds/baths, lot size, etc.).
We then look at what those comparable properties sold for. If your house is in the same condition of these other houses that have sold, this will give us a very accurate market value of your house.
Step 2. We Figure Out The Cost Of Repairs
The cost of repairs is the cost associated with bringing your house to a very similar condition as all the other houses in your area that are comparable properties and have recently sold. During our appointment, we determine what needs to be repaired. We want to keep the costs down so we only repair what we have to and can present you with the highest possible offer.
Step 3. We Make You An Offer
Based on our findings which we discuss with you, we present you with our offer. Because we believe in transparency, we explain in detail how we come up with the offer and show you the repair estimates and comparable market analysis. There is never any obligation or pressure to accept our offer. Whether you accept the offer or decline it, everything is free to you.
15. Can I get a cash advance before closing?
If we negotiate to give you a cash advance before your sale, we need to make sure that we run a title search prior to releasing any funds. This will let us know that you can convey clear and marketable title of your property and that there are no issues that can prevent us from purchasing your home and moving forward. Title searches typically take between 10-14 days to come back (unless we place a rush order) and we can get you the advance within 1-2 business days after title comes back clear.
The amount of the cash advance depends on your needs and your circumstances. Typically, the amount ranges from $2,000-$5,000. If you need an advance, please let us know upfront how much you need and why you need it, so we can try and structure a favorable deal for you.
16. Will you kick me out of my home if I’m not out at closing?
Of course not! If you’re not out of your house prior to closing, we’ll typically arrange an escrow hold back where we hold funds in an escrow account and workout a post occupancy agreement to allow you a set amount of time for you to stay in the property. A typical range for post occupancy is anywhere from about 1 to 4 weeks. Usually anything longer and we would need to charge you market rent while you stay in the home. So no, we will never kick you out of your home.
17. What type of properties do you buy?
We buy several types of properties including houses, condos, townhomes, vacant land, mobile homes, multifamily, and apartment buildings. If you own a property and you’re considering selling, then we want to talk to you!
18. How many houses do you buy and what will you do with mine?
We buy a lot 😉 Every property is different. Typically, we buy to fix and hold as a rental property or to rehab and resell for a profit. We believe that when we renovate a house, we help bring new life to the neighborhood.
19. Are you buying houses during COVID-19?
