Frequently Asked Questions
We created a list of frequently asked questions so you can read through them. If your question is not listed, please feel free to call us at (615) 492-6199 and we will try to answer any and all questions you may have.
1. Who are you?
I am Jeremy, owner of Middle Tennessee Home Buyers. We are blessed to have an amazing team that enables us to do what we love and provide outstanding service for the clients we work with!
Our “About Us” page provides a detailed picture of who we are, and what we are about. Check it out and get to know us a little.
2. What do you do?
We Pay Cash For Houses In Tennessee, in any condition, location, or price range. In addition to buying houses fast for cash, we have other options that we can offer based on your situation and needs. Even if you’re not in a hurry to sell, but just want to avoid the costs and hassles of selling with an agent, we can help!
3. Is A “We Buy Houses” Company Right For Me?
Believe it or not, the majority of sellers that sold us their houses in Tennessee were not desperate to sell (at all), nor were they trying to escape foreclosure. Most of our clients choose us simply because they previously had a bad experience listing their house with an agent or they just don’t want to deal with repairs, showings, or any other hassle that comes with selling a house the traditional way.
Because we buy houses in any condition, as is, no matter the circumstance, location or issue you’re dealing with (if any), we are often a great option to consider to for a fast, easy home sale.
Let us figure out the numbers and how much we can offer you in cash for your home in Tennessee, and we will advise you if listing with an agent would be a better choice or not. After all, it doesn’t hurt to get an offer from us. Everything is 100% Free with No Obligation to accept!
4. Why should I choose you?
Honestly, you don’t have to choose us! There are plenty of other cash home buying companies in Tennessee that you could sell your house to. Just Google “We Buy Houses in Tennessee” or “Sell My House Fast in Tennessee” and a bunch of companies will show up. However, please do your research before choosing which one to work with.
We truly only want to work with you if you want to work with us. We are not desperate for your business. We do not need to make a huge profit on each deal and we do not expect to buy every house.
WHAT we do may be similar to other home buying companies, but HOW and WHY we do business is what separates us from other companies. We are genuine, honest, and we care. Of course, we need to make money, but only when we can provide WIN/WIN solutions for everyone.
Don’t take our word for it. Seriously…check out the reviews from past clients and decide for yourself if it’s worth giving us a call.
5. Will you list my house with an agent on the MLS?
We will not list your house on the MLS. We are investors not agents. Our intention is to buy your house in cash and hold it as a rental or renovate and sell it again at a profit. We have several ways to buy your house, including with seller financing, lease option, subject to existing financing, wholesaling, and buying it for cash. Having these options ensures that your house will be sold fast!
6. How are you different from a real estate agent?
A real estate agent or realtor will list your house not buy it. Agents market your house on the Multiple Listing Service (MLS), with the goal of finding a buyer. Agents charge commissions and fees. Listing your house in Tennessee with an agent means you pay closing costs, title fees, and you may have to deal with several rounds of showings, open houses, contingencies, and inspections while the house is on the market.
We are the people with cash and connections to other cash buyers interested in buying houses, looking to rent and keep them, or rehab and put them back on the market for sale for a profit. We are cash buyers and investors. We are the ones actually buying your house. We skip the entire “listing” process and make you an offer and close on your property in Tennessee when you want to. We cover ALL the closing costs. The most notable difference is that we do not charge you any fees or commissions.
7. Should I just list my house with an agent?
Honestly…it depends on what you are trying to accomplish. The biggest factors to consider are the condition of your house, your situation, your timeline, your location, your expectations, your needs and requirements.
If you’re looking for top market value and are not in a rush to sell, then listing with an agent would probably make more sense for you. However, if speed, convenience, and certainty are more important and you are ok with trading a little bit of equity, then selling to a cash home buyer in Tennessee may be a good option for you.
If your house needs repairs and won’t qualify for conventional financing, even if you hire a realtor, they will likely be looking for a cash buyer. So in addition to selling for a discount to a cash buyer, you would also need to pay agent commissions, fees, and closing costs.
Many people do not understand the pros & cons of listing with an agent. We are happy to provide you with our professional recommendation. If we aren’t the best option, we will tell you…promise. We know we can’t buy every house.

8. Are there any obligations after I fill out the form?
Absolutely not! There are no obligations, at all. We realize that you have options. We know there are people out there eager to scam or take advantage of you and your situation. To distinguish ourselves from those, we make sure you know there are no costs to you, no obligations, and no pressure. We make you an offer and if you accept the offer, great! You will get your cash quickly. If you do not accept the offer we will do our best to guide you in the right direction.
No Risk. No Obligation. You Have Nothing To Lose!
9. How does your home buying process work?
Simply tell us a little bit about your property. We will do a market analysis and when we come out to the property, we will determine the repairs that need to be done (if any). With this information, we will present you with an all cash offer. If you accept the offer, the documents are sent to the attorney for title work and you schedule your closing date. It’s that simple!
For a more detailed explanation, visit our “How It Works” page if you haven’t done so already.
10. Do I need to clean before I move out?
Nope. Don’t worry about anything. Take what you want and leave the rest. “Sell Your House As-Is” isn’t just a saying…we mean it! Whether your house is in perfect condition or you have a fridge full of food, furniture, clothes on the floor, cat poop, or cockroaches on the walls, it doesn’t matter. We’ve seen it all and we don’t judge. So why not make things easier and just take what you want and let us deal with the rest?
11. Are there any fees or commissions to work with you?
No, not at all. Our services are 100% free to you. We don’t charge anything to make you an offer or inspect your property. Since we are the buyers, you don’t need to pay any agent commissions or fees. We also cover all of your closing costs. If you need to sell an inherited property in Tennessee, we can also pay for probate upfront and then get reimbursed at closing.
12. Do you pay fair prices for properties?
Excellent question! Yes we definitely pay FAIR prices. But there is a difference between a fair price and MARKET value. The value of the house if it is completely remodeled is “Market Value”. If the house needs work, we take the market value of the house and deduct the cost of the repairs needed and we come up with number that is fair. For a detailed explanation of how exactly we calculate our offers, check out our “How it Works” page.
In some cases, we can present highly competitive offers at or even above market value. However, usually those cases do not allow us to pay all cash. Seller financing, Lease Option, and Subject 2 offers are such cases. For more information on these types of offers and to see if they would make sense for you, please give us a call at (615) 492-6199 or fill out the form and we will get back to you ASAP.
13. My home needs a lot of repairs. Will you still buy it?
We buy homes in Tennessee in ANY condition, good or bad. We mainly buy to renovate and hold as a rental or to fix and flip, so the more room for improvement, the more we see the potential in your house. So yes, definitely! We’d love to buy your house even if it is in terrible shape. You may be surprised by how much we can offer you in cash for your house! Just fill out our form and see how much we will offer you in cash for your house in Tennessee!
14. How do you determine the price to offer on my house?
STEP 1. We Assess The Market Value Of Your Home
It all starts with a CMA (Comparable Market Analysis). We look at all the houses that have recently been sold within a 1 mile radius of your house, that are very similar (comparable) to your house (square footage, number of beds/baths, lot size, etc.).
We then look at what those comparable properties sold for. If your house is in the same condition of these other houses that have sold, this will give us a very accurate market value of your house.
Step 2. We Figure Out The Cost Of Repairs
The cost of repairs is the cost associated with bringing your house to a very similar condition as all the other houses in your area that are comparable properties and have recently sold. During our appointment, we determine what needs to be repaired. We want to keep the costs down so we only repair what we have to and can present you with the highest possible offer.
Step 3. We Make You An Offer
Based on our findings which we discuss with you, we present you with our offer. Because we believe in transparency, we explain in detail how we come up with the offer and show you the repair estimates and comparable market analysis. There is never any obligation or pressure to accept our offer. Whether you accept the offer or decline it, everything is free to you.
15. Can I get a cash advance before closing?
If we negotiate to give you a cash advance before your sale, we need to make sure that we run a title search prior to releasing any funds. This will let us know that you can convey clear and marketable title of your property and that there are no issues that can prevent us from purchasing your home and moving forward. Title searches typically take between 10-14 days to come back (unless we place a rush order) and we can get you the advance within 1-2 business days after title comes back clear.
The amount of the cash advance depends on your needs and your circumstances. Typically, the amount ranges from $2,000-$5,000. If you need an advance, please let us know upfront how much you need and why you need it, so we can try and structure a favorable deal for you.
16. Will you kick me out of my home if I’m not out at closing?
Of course not! If you’re not out of your house prior to closing, we’ll typically arrange an escrow hold back where we hold funds in an escrow account and workout a post occupancy agreement to allow you a set amount of time for you to stay in the property. A typical range for post occupancy is anywhere from about 1 to 4 weeks. Usually anything longer and we would need to charge you market rent while you stay in the home. So no, we will never kick you out of your home.
17. What type of properties do you buy?
We buy several types of properties including houses, condos, townhomes, vacant land, mobile homes, multifamily, and apartment buildings. If you own a property and you’re considering selling, then we want to talk to you!
18. How many houses do you buy and what will you do with mine?
We buy a lot 😉 Every property is different. Typically, we buy to fix and hold as a rental property or to rehab and resell for a profit. We believe that when we renovate a house, we help bring new life to the neighborhood.
19. Are you buying houses during COVID-19?
YES! Middle Tennessee Home Buyers is taking every precaution possible for our customers and team to stay healthy. We genuinely care about your safety. We remain open and all of our work is in full compliance with social distancing and CDC guidelines. We have implemented the following options for the safe purchase of your property:
We do not need to visit your home to make you an offer, and we can buy your house without a single person coming inside. You tell us what works for you, and we will work out a solution that makes sense and feels safe.
We can close when you want to close. You can pick a general date now, and we can update that date as the circumstances change. The closing date is completely in your control, fast or slow.
Our Attorney offers the ability for you to close remotely. You can close on the sale of your property from home or by coming to the attorney’s office but staying in your car.
You can take pictures of your house and text/email them to us, or we can arrange to take interior pictures of your house for you (we need less than 15 minutes). For safety, you can open all the doors, turn on all the lights, and we literally will not touch a single thing in your house while we take the pictures.
